I recorded a video to show my family what the house was like.
It ended up being almost 10 minutes long because I tended to waffle on about what was going to happen in each room but it should give you a good idea of what condition it was in.
Location, location, location - The 3 most important things to consider when buying a property.
Where did we want to live?
I’d lived in Rathmines for nearly 14 years when we began our search for a house and I knew it was a great place to live
But I didn’t want to buy a 1 bed apartment and trying to buy anything bigger would get us laughed out of the bank, recession or no recession.
Hours spent commuting are no fun either, so we wanted to minimise the journey to the city centre where we both work.
I still had dreams of being close to the city centre but my wife was much more realistic and her ( sensible ) wish list essentially convinced me that we should get
At least 3 bedrooms.
Garden big enough for relaxing and a vegetable patch.
Bright sunny aspect.
Good public transport to the city centre.
Nothing too unusual, we also thought we could get more value by buying a fixer-upper but having absolutely so experience in property or even in DIY this was also a scary prospect.
Starting in Terenure we saw some nice Guinness-built houses on Corrib Road and even got as far as putting in some bids.
To honest I’m glad we were outbid because if we had bought that house we wouldn’t have had enough to actually renovate it. We’d have been stuck in the cold 70’s style house for a good few years.
From there we spread our search and viewed in Harold’s Cross, Kimmage, Rathfarnham and many other places before we ended up seeing a nice property in Walkinstown.
This seemed to fit the bill and had everything on our wish list.
After some wrangling with the bank and more wrangling with the vendors, we owned a house. ( yay! )
Now we’ve got to make it habitable.
I really wanted to hear about other people’s experiences with renovations so I thought that I would keep a record of what we went through as we get our humble abode ready.
Let’s see what’s underneath that funky carpet and ancient wallpaper.
